Palm Springs is Not for Sissies


• If you enjoy continually cloudy days, Palm Springs is NOT for you.
• If you enjoy the cold whipping across your face, Palm Springs is NOT for you.
• If you enjoy drudging thru the snow, Palm Springs is NOT for you.
• If you enjoy traffic jams, Palm Springs is NOT for you.
• If you enjoy low flat terrain, Palm Springs is NOT for you.

On the other hand, if SNOW is your thing, you’re only 1.5 hours away from Big Bear Mountain where there is plenty of snow and great skiing. Winter months you can take the Tram up the San Jacinto Mountains to frolic in the snow. It’s a great way to enjoy the day, and you can dine there as well.

If you don’t mind winter weather in the 60’s and 70’s, then this is a great place to bask in the sun, over 360 days a year!

As for traffic jams, we don’t have any, but we can send you two hours West to Los Angeles, or four hours North or East to Las Vegas or Phoenix, and you can enjoy lots of traffic jams along with all the and hustle and bustle of a big city.

If you don’t mind gazing upon tall majestic mountains no matter which direction you look, then you might like the Palm Springs California Desert, known as the Coachella Valley.

    Janet I agree that if you are looking strictly for an investment then you should buy property that has the highest potential to appreciate within the price range you are working with. However, if your prime motive for buying a property is to use it and enjoy it then I say you should buy the nicest property you can find within your price range. And I can tell you that you will find no better “bang for the buck” right now in Desert Hot Springs. You can buy almost twice the house (with twice the view) in DHS than what your money will get you in some other desert communities. If you buy in a nice gated area in DHS safety will not be any more of an issue than it is in Palm Springs or Palm Desert. Will a $300,000 house in DHS appreciate by the same percentage as a $600,000 in Palm Springs once the market picks up? Maybe not, but for me that doesn’t matter because I have a much nicer home to enjoy for the years that I will be living in it.

    I don’t quite understand the comment about having to get there either. My home in DHS is a short 15 minute drive from downtown Palm Springs and while the scenery on route may not be spectacular, once I arrive home it sure is. Anyway, all I can say is please take the time to have a good look around before you buy.

      Peter you are right on. I think the problem is that many realtors steer people away from DHS because there are some bad areas and their commission will be lower on a lower priced property. The nice areas of DHS will rival pretty much anything else in the Desert and the views will blow away anything in Palm Springs.

    Hi Nancy, I enjoy reading your Weblog. My husband and I are considering a move to the PS area and have done a fair amount of research on the various communities. We have been advised to stay away from Desert Hot Springs due to issues with crime, etc. but I have also talked to a few people who live in the North West area of DHS (in and near the Mission Lakes golf course) who absolutely love it, and the prices there are very attractive. So I am interested in your comments. Are some of the newer, more private gated areas of DHS worth looking at?

    • Hi Janet: The old saying “You Get What You Pay For” holds true in almost anything.

      One of the reasons prices are so reasonable in DHS is because their market is so depressed. More importantly, you need to ask yourself if you want to INVEST YOUR MONEY in an area that has such a high crime rate and depressed home values.

      Keep in mind, even through Mission Lakes is gated, you still need to get to and from the area. Just yesterday, my HVAC contractor told me that it was not unusual in DHS for people to have their entire AC units stolen. He said this was happening more and more due to the economy. He knew of several cases where this had occured last summer.

      The only way for you to know if you are comfortable in any area is to actually drive around the area, check with the police on crime rates, and make that determination yourself.

      There may be many areas in DHS that are quite lovely, It sits high, so many areas have great views. However, the best real estate to invest in, is real estate that will give you good appreciation value. In the past, DHS has not proven to be an area with as strong an appreciation as some of the other cities in the Valley…..and that is what you should be paying more attention to. After all, real estate is a pretty “big ticket” item. So invest your money wisely.
